Public Hearing - 350 Kenmount Road / 9 Kiwanis Street

A virtual Public Hearing will take place regarding an application to rezone 350 Kenmount Road / 9 Kiwanis Street, for an existing Car Sales Lot.
The St. John's Municipal Council adopted St. John’s Municipal Plan Amendment Number 5, 2021, and St. John’s Development Regulations Amendment Number 7, 2021, on December 13, 2021, and hereby gives notice of its intent to seek registration of the amendments from the Minister of Municipal and Provincial Affairs, in accordance with the Urban and Rural Planning Act.
The effect of the Municipal Plan amendment would be to re-designate a portion of 350 Kenmount Road / 9 Kiwanis Street from the Open Space Land Use District to the Commercial Land Use District. 
The effect of the Development Regulations amendment would be to rezone a portion of 350 Kenmount Road / 9 Kiwanis Street from the Open Space (O) Zone to the Commercial Kenmount (CK) Zone.
In order to allow the proposed amendments to the St. John’s Municipal Plan and Development Regulations, an amendment to the St. John’s Urban Region Regional Plan is required. St. John’s Urban Region Regional Plan Amendment Number 9, 2020 is proposed to re-designate land at 350 Kenmount Road / 9 Kiwanis Street from Public Open Space to Urban Development. The Public Hearing for the Regional Plan Amendment will be conducted simultaneously with the municipal amendments.
